Methodology
How we count.
Every figure on this site comes from one of two places: our own record of the transactions we have closed, or Radius Commercial Real Estate's submarket research. This page explains both, how the headline numbers are calculated, and the limits of each.
1. Our closed transactions
The Track Record lists the transactions the Golis Team has closed since 2003: 434 as of the latest update. The team maintains the record and adds to it as transactions close.
Each record carries the address, the property's mailing city, its submarket, asset type, unit count, sale price, closing month and the side or sides we represented. A building that sold more than once appears once per sale. Mailing cities don't always follow city limits, so a few addresses sit just outside the city they are filed under.
Cap rates appear only where one was recorded at the time of sale (210 of 434 records). We don't state whether a recorded cap rate rests on in-place or projected income unless the record says so, and we never publish an asking cap rate as a sale cap rate.
2. The headline numbers
- Closed transactions (434): every record in the Track Record, all property types, since 2003.
- Closed volume ($1.5B+): the sum of those sale prices, all property types. Rounded down, never up.
- Units sold (6,000+): units across those closings, all property types, in round hundreds.
- Years (47+): on the Central Coast since Steve Golis began brokering apartments here in 1979. That is a career figure; the transaction record begins in 2003.
3. Submarket figures
The market figures on each submarket report (average cap rate, average price per door, transaction count, units and volume) come from Radius's year-end 2025 research and cover calendar year 2025. Vacancy is a Q4 2025 reading. Where a vacancy figure blends local readings, or a sample is too small to report, the report says so. Commentary on each report carries its own date.
The five submarkets, and the communities each one covers:
- Isla Vista: Isla Vista. 2025 sample: 3 transactions.
- Santa Barbara North County: Santa Maria, Orcutt, Lompoc, Solvang, Buellton, Santa Ynez, Los Olivos. 2025 sample: 11 transactions.
- Santa Barbara South County: Carpinteria, Summerland, Montecito, Santa Barbara, Goleta. 2025 sample: 20 transactions.
- San Luis Obispo County: San Luis Obispo, Five Cities, Nipomo, Atascadero, Paso Robles, Morro Bay. 2025 sample: 17 transactions.
- Ventura County: Ventura, Oxnard, Camarillo, Thousand Oaks, Simi Valley, Moorpark, Fillmore, Santa Paula, Ojai, Port Hueneme. 2025 sample: 29 transactions.
Small samples move a lot from year to year, so read them as a direction rather than a precise level. None of these figures is an appraisal or investment advice.
4. Our closings versus the market
The site keeps the two apart in its labels. “Our closings” and “Track Record” mean the Golis Team's own transactions, which are a sample of the market, not all of it. “Market” figures come from the submarket research. Each city page shows its submarket's market figures next to our own closings in that city, and labels which is which.
5. Listings and rules
Listings come from the Radius listing feed and change as their status changes. Summaries of rent rules are dated and link to their sources. They are summaries, not legal advice.
