North County was quiet on our desk in 2026 through September — one Santa Maria special-purpose closing at $950,000 — after a steadier 2025 that included 29 units in Lompoc at $4,875,000. The value story is unchanged: the Central Coast's best in-place yields, governed by AB 1482 (an 8.6% statewide cap for August 2026 through July 2027) with no local rent ordinance layered on top.
With City of Santa Barbara rent stabilization arriving in January 2027, we expect more South Coast capital to look north for unregulated cash flow — Lompoc, Santa Maria, Orcutt, and the Santa Ynez Valley are the natural landing spots, and the buyer pool there prices in the trade-off between yield and rent-growth durability honestly.
