What's actually happening in SLO County.
No closings on our desk in SLO County in 2026 through early October. On the market: Grover Beach Townhomes, 14 units at 950 S. 14th Street in Grover Beach, newly listed at $4,900,000 (a 5.58% current cap); our 505 Brizzolara Street listing in the City of San Luis Obispo at $3,900,000; and Mesa Trails, a 240-unit development opportunity in Nipomo, at $7,500,000. Metro-wide, vacancy remains near 3.5% and quality assets continue to trade in the 4.25–5.25% cap range.
The structural news is Cal Poly's $1.2 billion modular housing program — roughly 4,200 beds over the next decade, the largest modular student-housing development in the country, with the first ~500 beds opening fall 2026. Near-campus rental product should watch absorption as phases deliver, but the county's chronic undersupply still dwarfs the pipeline.
