Frequently Asked
Multifamily brokerage, answered.
What does a multifamily brokerage do?
A multifamily brokerage advises owners and investors on buying and selling apartment and income properties. The Golis Team focuses exclusively on multifamily and mixed-use real estate across California's Central Coast — handling valuation, marketing, buyer and seller representation, negotiation, and escrow so you transact with specialists who know the local market.
How much does a Broker Opinion of Value (BOV) cost?
Nothing. Our BOVs are complimentary and carry no obligation to list. Each one is grounded in current comparable sales, normalized income and expenses, and your property's regulatory exposure — including Rent Stabilization Ordinance, AB 1482, and ADU potential under SB 1211.
What is a 1031 exchange, and what are the deadlines?
A 1031 exchange lets you defer capital-gains tax by reinvesting sale proceeds into a like-kind property. You have 45 days from closing to identify replacement properties and 180 days to close. We coordinate with your qualified intermediary, CPA, and attorney and help source replacement assets to keep the exchange on schedule.
Which Central Coast submarkets do you cover?
Everything from Ventura County up through San Luis Obispo County — including Santa Barbara South County, Isla Vista, Santa Barbara North County (Santa Maria, Lompoc, Solvang), San Luis Obispo County, and Ventura County.
How do you market a multifamily property for sale?
We run a full campaign: a no-obligation BOV and pricing strategy, a professional offering memorandum, targeted outreach to our buyer network plus digital marketing, a structured and qualified offer process, and hands-on escrow coordination through closing.
Do you represent buyers as well as sellers?
Yes. We provide buy-side representation — off-market opportunity sourcing, underwriting and financial analysis, due-diligence coordination, and negotiation — to help investors acquire the right asset at the right price.
