What's actually happening in Isla Vista.
Isla Vista's velocity has snapped back: seven closings totaling $19.4 million in 2026 through early October — after just three transactions in all of 2025 — including 6597 Trigo Rd (10 units, $3,975,000) and oceanside Del Playa product trading at a 5.82% cap. The most recent was 6591 Cordoba Road, five units that closed October 1 at $4,200,000 with our team representing both buyer and seller. Bed-driven income and structurally thin supply continue to support some of the strongest per-door pricing on the coast.
Two items belong in every IV underwriting this year. UCSB's 2,224-bed San Benito complex is now visibly under construction — seven-story concrete structures rising on Stadium Road, opening fall 2027. It is designed to support enrollment growth rather than drain existing demand, but it is a supply date worth watching. And the County's new refuse standard (effective July 1, 2026) requires one 35-gallon cart, serviced twice weekly, per bedroom in multi-unit IV properties — an owner-paid line item that did not exist a year ago.

The County has not enacted a local rent stabilization ordinance for Isla Vista. This makes IV a relatively landlord-favorable regulatory environment compared to the City of Santa Barbara.
