Oxnard is Ventura County's largest city and one of the most complex multifamily markets on the Central Coast. Buyers who treat it as a single market make underwriting mistakes. Here's how we think about it.

North Oxnard vs. South Oxnard

North Oxnard — the area adjacent to Camarillo and the 101 corridor — is a suburban workforce housing market with a tenant base tied to agriculture, logistics, and healthcare. Properties here are typically 1960s–1980s vintage, well-maintained, and trade at cap rates in the 4.5–5.5% range.

South Oxnard — the Harbor area and the neighborhoods south of Channel Islands Blvd — is a different market. Tenant profiles skew toward agricultural workers and lower-income households. Properties here often carry more deferred maintenance and trade at higher cap rates (5.5–7%), but require more active management.

The RSO Factor

Oxnard has a local Rent Stabilization Ordinance that applies to most units built before 1995. This is a critical distinction from other Ventura County cities. Buyers in Oxnard must verify which units are RSO-covered and understand the allowable increase schedule before underwriting.

What We're Seeing

In 2024–2025, we saw increased buyer interest in North Oxnard from investors priced out of Santa Barbara. The yield premium over Santa Barbara (approximately 150–200bps) is attracting buyers willing to accept a longer drive for higher cash flow. South Oxnard remains a specialist market — we recommend it only to experienced operators with local property management relationships.
